Hines, the international real estate firm, announced publicly today the start of construction on a new, 47-story, one-million-square-foot office tower at the former site of the Houston Chronicle (800 block of Texas Avenue). The “next-generation” building, will offer a dramatic change in the approach to lobby and common-area design and activation. “We knew we would need a strategic partner to help us realize our vision of the new standard for office buildings. PDR’s insight and perspective in the evolving nature of work and workers has given us the perspective and confidence to deliver this bold, next generation office experience,” said Philip Croker, Managing Director for Hines.
PDR, as Tenant Experience Advisors, collaborated with Hines and Pelli Clarke Pelli and the entire design team to optimize the tenant experience from the moment of arrival. As Strategic Interior Architects, PDR will also design many of the building’s enhanced amenities, and the wayfinding and signage for the building and parking garage. The amenities are described as the new, future standard in building developments. The unprecedented features make Hines’ approach revolutionary and is done with the intent of supporting employee recruitment and retention, as well as engagement and collaboration. Some of the highly anticipated amenities include three urban gardens, a gathering place that can be a coffee bar by day, and a wine bar in the evening, cantilevered terraces, beautiful atriums and communal spaces, a state of the art fitness center, a co-working space, and about 20,000 square feet of retail space.
“This will be a game changer for office product as we know it in Houston and the state of Texas. We set new standards in Houston when we developed 811 Main and 609 Main at Texas. We will again take those standards to an even higher level with a larger, activated lobby, expanded user experience, and by fully realizing the direction in which tenants and their employees are going, by striving to meet the needs of the ever-changing workforce in ways the Texas market has never seen,” said senior managing director and CEO of Hines’ Southwestern U.S. Region, Mark Cover.
PDR is proud to collaborate with Hines and Pelli Clarke Pelli on this exciting project. “We are leveraging over 40 years of our inside out perspective and decades of Tenant Experience into creating the next generation building. It’s designed entirely from the tenant's perspective and promises to be experiential and engaging,” said PDR CEO, Lauri Goodman Lampson.
The building offers such a compelling experience that two major tenants have already leased space, including Hines Headquarters. Hines will relocate its global headquarters to the new tower from their current workplace at Williams Tower, signing a 15-year lease for approximately 155,000 square feet covering five floors. The building is expected to open in late 2021 and is a partnership with Ivanhoé Cambridge, a Canada-based real estate investment company.
